Provide Performance Based Mechanical Maintenance Services

This is a sources sought notice for competitive 8(a) firms, NAICS code 238220; it is a market survey for informational purposes only. This is not a solicitation for proposals and no contract will be awarded as a result of this notice. No reimbursement will be made for any costs associated with providing information in response to this synopsis or any follow-up information requests. The purpose of this notice is to gain knowledge of potentially qualified sources. Please do not request a copy of a solicitation as one does not exist. The U.S. General Services Administration (GSA) Public Buildings Service, Region 1, is seeking, for preliminary planning purposes only, qualified and experienced sources that have the capability to provide Performance-based Mechanical Maintenance and Related Services. The required services will be primarily located within the property lines in two Federal Buildings and U.S. Courthouse located in Hartford, CT, and a Social Security Building in Torrington, CT. The intended firm fixed price contract is for a term of one base year with four, one year options. The Contractor shall provide management, supervision, labor, materials, equipment, and supplies, and shall be responsible for the efficient, effective, economical, and satisfactory operations, maintenance, and repair of equipment and systems located within the property line of the buildings, to include but not limited to the following: Building Statistics and Location: Building Name : A.A. Cotter Federal Building Building Address: 135 High Street, Hartford, CT Building Height: 4 stories Gross Square Feet: 165,423 Building Name : Social Security Administration Building Building Address: 147 Litchfield Street, Torrington, CT Building Height: 1 story Gross Square Feet: 5,683 Services will include but not be limited to the following: •1) Electrical systems and equipment; •2) Mechanical, Plumbing, and Heating, Ventilation, and Air Conditioning (HVAC) systems and equipment; •3) Fire Protection systems and equipment; •4) All Control Systems that are within the scope of this contract; •5) Architectural and Structural systems, fixtures, and equipment within the site (to the property line); •6) Service call desk operations, to include record keeping using a Computerized Maintenance Management System (CMMS) as well as other administrative functions; •7) Mechanical equipment for window washing (wall glider, tracks, and associated equipment); •8) Locks, keycard systems, static and dynamic bollard systems.
