REQUIREMENT:The United States Government ("Government") is seeking expressions of interest from potential sources for office space in Rockford, IL. The Government is interested in leasing approximately 5,173 rentable square feet of office space for use by the Bureau of Alcohol, Tobacco, Firearms and Explosives (ATFE) within the following delineated areas: Delineated Area #1: Riverside Blvd (N), Harrison Ave (S), Winnebago / Boone County Line (E), and Alpine Road (W) Delineated Area #2: Locust Street (N), Chestnut Street (S), Madison Street (E), and Winnebago Street (W) The space must yield a minimum of 4,498 ANSI/BOMA ("Useable") square feet of contiguous space along with thirteen (13) twenty-four hour reserved, secured parking spaces, preferably on-site or at minimum within a 2 block radius of the building. Secure parking is preferred. The anticipated term is 10 years, 5 years firm as a fully serviced lease. The estimated occupancy date is September 1, 2007. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Exterior sidewalks and parking must be well lit. The Government requires that the space offered not be on the first floor or ground level or the top floor of the building. The building must be a multi-story building and cannot be an industrial / warehouse building or shopping mall. The building cannot be located in a residential area. The office space also cannot be located in a building with the following operations: probation office, public defenders office, courts, social services, or daycare center. The location should provide roof space for the installation of a roof antenna. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. SUBMISSION REQUIREMENTS -Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): -Building name/address -Legal property description, recent survey, and property identification numbers (PIN) -Location of space in the building and date it will be available -One-eighth inch scale drawing of space offered -ANSI/BOMA defined office area/useable square feet (USF) -Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included -Common Area Factor used to determine the RSF -Name, address, telephone number, and email address of authorized contact -In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission.
