REQUIREMENT: The United States Government seeks to lease office space consisting of approximately 14,300 rentable square feet, 11,896 ANSI/BOMA usable square feet. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. DELINEATED AREA: The space will be located within the following boundaries: North: Bloomfield Avenue (Verona) South: Mt. Pleasant Avenue (West Orange) East: Prospect Avenue (West Orange) West: Pleasant Valley Way (West Orange) REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Parking shall be at the ratio required by local code. The offeror must meet Government requirements for Fire Safety and Handicapped Accessibility. LEASE TERM: The term is for ten (10) years, with the Government having the right to cancel any time after five (5) years.
