VETERANS AFFAIRS SEEKING OFFICE SPACE NORTHEAST PHOENIX, ARIZONA The Department of Veterans Affairs is interested in leasing approximately 8,000 rentable square feet of space in North East, Arizona, for use as a VA outpatient clinic. The rentable space shall yield a minimum of 6,888 Net Usable square feet [ANSI/BOMA Office Area (ABOA)], available for use by tenant for personnel, furnishings, and equipment. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. The space must be handicap and public transportation accessible, ADA compliant and can be provided by new construction or modification of existing space. The space to be provided must have a floor live load capacity of not less than 100 pounds per square foot unreduced throughout. The building and parking area must be fully accessible meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). On-site parking for 35 vehicles is required, 5 have to be designated as Disabled/Handicapped. This will be a full service [gross] lease with a lease term for five (5) years, with an option for one (1) five (5) year option period. Any existing building must meet all current federal seismic criteria. Space within or fronting on the following boundaries will be considered: North - Shea Blvd; West - 124th Street; South: - Pinnacle Peak Road; and East: - 56th Street. A market survey of properties offered for lease will be conducted by VA. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. " Date of space availability. " Method of rentable space measurement. " Building ownership information. " Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). " Energy efficiency and renewable energy features existing within the building. " List of building services provided. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
