REQUIREMENT: The General Services Administration (GSA) currently leases 7,990 Rentable Square Feet (RSF) of office space with 35 on-site structured parking spaces in a modern Class A office building in El Segundo, CA. GSA intends to expand approximately 7,447 RSF and an additional 21 on-site structured parking spaces to yield a minimum of 13,433 Usable Square Feet (USF) of contiguous office area and 56 on-site structured parking spaces, respectively. However, GSA will consider other buildings provided that they meet the criteria in this announcement and can prove overall cost effectiveness when considering relocation costs of furniture and telecommunications, tenant improvements, and other factors. Occupancy must occur no later than April 24, 2008. LEASE TERM: Lease term is ten (10) years, five (5) years firm. DELINEATED AREA: Three (3) mile radius of the intersection at Sepulveda Blvd. and El Segundo Blvd. The proposed lease should be fully serviced. The offered space must meet Government requirements for Fire Safety and Architectural Barriers Act Accessibility Standard.
